Century 21 offers their own course (3 weeks) and another real estate company offers one for 6 weeks while the community college offers one for 8 months that trains you how to appraise and broker as well as just getting your license to sell.

Which program is best and what is the difference between being a real estate agent (seller) and a broker?

It seems like its the same leasing idea (and contract?) but maybe with different tasks AFTER the lease is signed? Are the leasing fees/commissions usually the same? I guess I am trying to figure out why someone would go through a management company versus a real estate company or what really makes the difference?
