			<content:encoded><![CDATA[<p>Many beginning real estate investors are searching for a real estate technique that I would call “real estate made easy.” While real estate investing is not easy, there is one actual approach to land investing that I believe is the closest thing to “real estate made easy.”</p>
<p>While it is true, over the long term virtually all real estate goes up in value. Holding land long term may not be the best choice for most people. In addition, since holding land itself does not produce any sizable income, the investor must consider the opportunity cost associated with holding it.</p>
<p> So what is the best way to make money in land?</p>
<p><span id="more-20199"></span></p>
<p>First of all, there are many ways to make money in land. But there is one technique called the “land split” that is close to being “real estate made easy”. It can be very profitable, while minimizing risk. It’s a relatively simple approach, but it is practiced by very few.</p>
<p>Simply stated, the land split is defined as “any parcel that is divided into lots, parcels or fractional interests that are below subdivision requirements.” This is usually five or six lots.</p>
<p> For the most part, a land split requires you to hire a surveyor who will confirm the lot boundaries and draft and record new legal descriptions. Now you still need to do your research and due diligence on the property, but the headache of the subdivision process is largely avoided.</p>
<p>Realize that the number of times you can split a parcel is not impacted by zoning restrictions only. There are often deed restrictions and homeowner’s association restrictions that impact the number of times you can split a given parcel. These restrictions may also define a minimum lot size.</p>
<p>Understanding the process of the land split, including the legal and environmental aspects, is of great importance. Even if you have never purchased a parcel of land before, you can be successful. With a solid system in place, anyone can learn to exploit the opportunities in land splits.</p>
<p>Land splits are not based on market timing. You can make money when real estate prices are rising or declining. You just need to have a system in place, a little motivation and have a good feel for your market.</p>
<p>The land split works because it allows you to buy land, split it, add value to it by making certain relatively inexpensive improvements, and sell off the parcels for a substantial profit. You can then:</p>
<p>• Retain a parcel or parcels free and clear;</p>
<p>• Sell your remaining parcels by carrying a note thus generating monthly cash flow; or</p>
<p>• Sell all of the lots and buy a larger parcel with the proceeds.</p>

<p>And there are only two ways to sell:</p>

<p>  This article assumes that you have tried using a local real estate broker and your house has not sold. Now, you will try marketing your house yourself and you don&#8217;t know where to start. It is now a fact that most people start a home search by going online. So, the first thing you should do is post your house online with a website, or multiple websites, which offer advertising. Some sites charge a fee to post, while others offer free advertising.</p>
<p> The next step is to post a For Sale Sign on the front lawn of your home. People who are looking for a house in your neighborhood will see the sign and call the number for an appointment. For sale signs are easy to find, just go to a local hardware store or have a local sign shop make one.</p>
<p> Now that you have your house posted for sale on at least one real estate website and a For Sale sign on your property, you can relax and wait for responses. There are more actions you can take, however, as holding your own open houses, such as on weekends, or by placing an advertisement in the local papers or homes magazines. <p>Everyone has heard the saying that &#8220;A picture is worth a thousand words&#8230;&#8221; but realize this; the wrong picture will hurt you. It doesn&#8217;t even have to be a bad picture. If it&#8217;s not what the buyer wants to see, by default they will decide against even looking at your home.</p>

<p> <a target="_blank" href="http://www.ya-online-juegos.com/">juegos</a>  I&#8217;ve surveyed buyers in the past, and have a good idea about what they want to see when they shop for homes online. To see if anything changed, I repeated my survey and added the ability for the buyers to leave comments. The results of the real estate photography survey were no surprise, but wow! We had no idea they felt so strongly about it!</p>

<p>They make it sound like home sellers are a bunch of slobs. What are they talking about when they say&#8221;clean up the clutter&#8221;? If you go to the internet and look at pictures, you&#8217;ll find that most show tidy homes. What most of them are referring to by &#8220;clutter&#8221; are the items that personalize your home. Think about a hotel room. It&#8217;s decorated, but not personalized until you unpack your stuff. Items that are personal to you make it difficult for the buyer to imagine the home as being theirs. When they can see what brand of toothpaste you use and what magazines you subscribe to, that&#8217;s too much personal information. Things like the wedding invitation posted on the refrigerator and your framed family photo make them feel like they are intruding in someone else&#8217;s home. (Really, they are. But if you want to sell your home quickly, give the people what they want and make them feel comfortable imagining it&#8217;s their home.)</p>
<p>It used to be buyers would grab the Sunday paper and circle ads that interested them. They would use criteria like area of town, price and number of bedrooms to narrow down the selections. Now, most buyers get online to do their house hunting. They still narrow the field down with the same criteria, but now they are also basing their selection on the exterior picture of your house. In fact, many people look at the picture first and then move on to the written description if the picture &#8220;passes the test.&#8221;</p>
<p>Your main photo is critical. It may be the entire reason someone chooses to get more information or move on to the next home. In a lot of respects, you have what you have; but there are things you can do to try and get the most attractive real estate photo you can, even after the weather has turned cold and the predominant color in the yard is brown. First, take your photo a little off to the side rather than square on in front of the house. Also, to avoid having the house look like it&#8217;s &#8220;all driveway and garage,&#8221; take the photo from the opposite side. The best photos include a splash of color. A great way to do this in the off season is with a flag. Whatever your strategy, be aware of the importance of having quality photos that show the architecture of the entire room.
