Investing in real estate is about using other people’s money to increase one’s own personal wealth. It is not hard to hear a well-known business figure wax poetic about real estate. Meaning real estate is easy to understand and that anyone can master the fundamentals and build wealth using real estate.

The tax advantages alone make real estate a worthwhile addition to anyone’s wealth portfolio. Imagine having a property that pays you 00 per year positive cashflow and imagine that that income is tax-free. What if you had 5 such properties? What about ten?

These are pertinent questions whose answers should satisfy you sufficiently. Your satisfaction is crucial in order to safely depend on the realtor about such an important decision. As a buyer, you must feel comfortable at all times. This is even when you have to refuse an excellent deal or move away from the “near perfect” home that your real estate agent may have shown you. It is very important that you do not feel intimidated by the real estate agent and at the same time, he/she must possess qualities such as assertiveness and a high degree of professionalism.

a) Buy oven numbered plexes beginning with the number 4. Two units cover rents, one expenses and one goes in your pocket. With an 8 plex, 4 cover rents, two cover expenses and 2 goes in the pocket.
b) A property is worth roughly 100 times the monthly cashflow

Banks greatly reduced the prices of the properties just to get rid of them because the number of these properties is continuously increasing. They will lose more if they allow the “non-performing” assets to sit on their inventories for a long period of time.

You may also consider asking if he/she has taken any courses on the real estate business to gauge his/her enthusiasm and passion for the job. Keep a keen eye on how the real estate agent airs his/her thoughts when you bargain for a reduced rate. If he/she is able to convince you that the fee being charged is fair and that it is commensurate with the amount of hard work that he has to put in to earn it, then he/she surely has the capability to convince other people to listen to their side of the story when seeing to business on your behalf!

Such prolonged discussions would give you the time needed for you to judge the personality type of the real estate agent. At the end of it all, you have to select someone who can earn your trust
